1 Why use SDLT.co.uk?
Our connectivity model is far safer and easier for the conveyancer. If HMRC have a system problem at their end, you can continue to work as normal. SDLT.co.uk will store up the submissions until the other end of the equation sorts itself out. You can not time-out with SDLT.co.uk like you can with the HMRC online offering. You should think of SDLT.co.uk as having a better contingency-planning model than the HMRC version and we think this is an increasing concern in today's environment.
SDLT.co.uk will produce the following, where the HMRC system does not:
- A print out of the data to show the client along with the appropriate declaration for the client to sign, authorising you.
- A file note, for your all important records.
- A Cashier's Chitty, making payment instructions clear, accurate and easy for cashiers.
- An audit trail of what's been happening, to give you peace of mind that all is working and all is well.
You can pre-populate any question with your standard answer making it quick to start a form and easy to amend particular matter detail.
The HMRC systems in the past have in some cases been a negative experience for many users. We have worked really hard at making SDLT.co.uk a positive experience, the data entry screens look like the form, and it works!
SDLT.co.uk is a much smaller organisation than HMRC; with real people at the end of the email and phone who actually care about service level and response times.
SDLT.co.uk intergrates with the popular conveyancing case management system ConveyProControl making it effortless to complete an SDLT.
SDLT.co.uk will welcome approaches from other case management suppliers who wish to export data into SDLT.co.uk automatically. We will seriously consider and work to intergrate, collaborate and co-operate with other suppliers – it's in both of our interests. -
2 What do I need to do now?
Register with SDLT.co.uk using the REGISTER button in the top right-hand corner of this page.
A username and password will be then be emailed to you, so you can download the software or use the fully-online managed service. Remember the first 3 submissions are FREE of the SDLT.co.uk submission fee.

3 What happens after I get my username and password?
The username and password allow you to access the download area here to download the free software for the 'Compose Offline/Submit Online' version or if you want to use the fully-online managed service the username and password will enable you to access the service straight away at https://online.sdlt.co.uk.

4 Do I need a Government Gateway ID?
Yes a Government Gateway ID is needed in order for you to make live submissions via SDLT.co.uk. To discuss this issue please call the SDLT.co.uk Helpline on 0330 551 9341 before going any further. We can make this process quick and easy.

5 What do I need to use SDLT.co.uk?
For the 'Compose Offline, Submit Online' System
- An IBM-compatible personal computer running Windows 7 or above. SDLT.co.uk 'Compose Offline/Submit Online' does not run on Mac OSX.
- A reliable internet connection.
For the fully-online managed service
A computer with a web browser (eg Internet Explorer) and a reliable internet connection. -
6 Is there anything else I need to make online submissions via SDLT.co.uk?
No. As long as you have completed the Direct Debit Mandate which was sent to you upon registration and returned it to us via post. Remember your first 3 successful submissions are FREE of charge.

7 Trouble with the Government Gateway registration as an LLP
Organisations who are a Limited Liability Partnership (LLP) registering at the Gateway will use a CRN given to them by Companies House. However, in the majority of cases they are not liable to pay Corporation Tax and, therefore a COTAX record is not set-up by the tax office. The setting up of a COTAX record instigates the flow of known facts (KF’s) to the Gateway. This is why they are not present for LLP cases.
LLP’s have a partnership Self-Assessment (SA) record - you should use the partnership SA Unique Taxpayer number when applying for a Government Gateway ID.
